- How do I find out if a 2005 version of a JCT98 document was released?
On this website look under Publication dates for a list of contracts/documents that will be published/have been published. You will find information on how each document has been affected, whether it has been revised/discontinued or merged, under each contract family within Contracts.
- I am not certain which JCT contract is right for me, who do I ask?
On this website look under Contracts and Help choosing your JCT contract. Some contracts have accompanying Guides which are available from your usual specialist bookseller. For advice over and above this you should refer to your professional body.
- What are the differences between JCT05 Revision 1 2007 and JCT05 Revision 2 2009?
The principal revisions are the incorporation of sustainability provisions, following JCT’s consultation, and the provisions building on OGC’s Achieving Excellence Criteria. The opportunity has also been taken to modify aspects of the payment provisions, while awaiting the outcome of the proposed payment legislation. Each contract family has a revised guide which includes, for the first time, a user checklist of key information required for completing the contract particulars.
- How long will you continue to print the JCT98 versions of JCT Contracts?
JCT98 have now been discontinued and are available through Docdel (sweetandmaxwell.Docdel@thomson.com / 01422 888019) as PDFs with “outdated” watermark.
- When is the JCT05 Contract published?
Check for this in our list of JCT 05 Publication dates.
- Can I purchase JCT Contracts direct from Sweet and Maxwell?
If you currently order through RICS/RIBA or other outlets we recommend you continue to do so. If your order is large and you have an existing account with Sweet and Maxwell, please call Customer Services on 0845 600 9355 or email sweetandmaxwell.customerservices@thomsonreuters.com and they will advise you further.
- My contract has “superseded”/“outdated” printed on it, is it still a valid document?
Yes; however, they may not comply with the current legislation.
- What information can I get from the Sweet and Maxwell Customer Service Team?

- I have been supplied with SBC (R2) with Contractor’s Design, but I need SBC (R2) without Contractor’s Design.
SBC (R2) without Contractor’s Design is only available in digital format as part of JCT Contracts Digital Service (annual subscription service).
SBC (R2) includes, as an integrated option, provisions for Contractor’s Designed Portion (see Ninth to Twelfth Recitals (e.g. SBC/Q (R2)) and also discrete provisions). Delete the Ninth to Twelfth Recitals to disapply the Contractor’s Designed Portion.
FAQ – JCT Contracts Digital Service
- Can I buy print credits online?
As from September 2009, it will be possible to purchase print credits online without having to interact with Helpdesk.
- When amending contracts it would be helpful to be able to print off a list of all the questions/variables that must be completed for each particular contract.
A list of questions and answers can be appended to the print out by selecting the check box "include answers at the end" in the print dialog. This does not distinguish between required and optional questions however.
- How to print a range of pages in “draft mode”?
Selecting “print” will bring up the following screen. The page range section will allow users to print a small number of pages.

- How can I check if the contract in my CD is the most up-to-date contract?
You can compare the publication month in the Cover tab of the contract against the publication month listed on this page: Publication dates.
- Do you provide training for this service?

- How can I email a contract to my client?

- Can you please explain the contract’s labelling?
The following contract labelling system applies to all JCT building contracts:
Intermediate Building Contract with contractor’s design Revision 2 2009 – CDP is specified on the title.
Intermediate Building Contract Revision 2 2009 – CDP is not specified on the title, which means that CDP is not included.
However, there is just one exception:
Standard Building Contract with Quantities without Contractor's Design, Revision 2 2009 – without CDP is specified on the title.
Standard Building Contract with Quantities Revision 2 2009 – CDP is not specified on the title, which means that CDP is included.
In any case, whether a contract includes CDP or not is always specified in the contracts’ inside-covers, in the Description section on the left-hand side of the CD menu page and in the JCT Contracts catalogue.
- Why are the digital contracts released after the print publication?
Sweet and Maxwell cannot start to create the Rapidocs file until the data for the print version is approved for press, in case there are changes at proof stage. For revisions, the digital usually follows one month after publication of the print contract. For brand new contracts, it will take around two months from the print publication. It is the insertion of the Q+A (with the value this adds for the customer) that takes the time. The questions need be authored, approved, inserted into the software, and then all the possible permutations need be carefully checked.

- What benefits does networking give me?
Networking enables you to:

- I am a current subscriber to JCT Contracts Digital Service - when can I change my subscription to be networked?
You can change your subscription now to a networked subscription. Please contact our Customer Services team at 02076009355 or sweetandmaxwell.customerservices@thomson.com, who will process your order.
- What happens to the files I'm working on when I change my subscription to a networked subscription?
Please ensure you save all files that you are working on as "User Files" and these will then be saved onto your system and be available for you to use once the networked system has been uploaded.
- How do I buy print credits now that my software is networked?
The print credit system has not changed, please continue to contact either Sweet and Maxwell's Technical Helpdesk on 08450821080 or RICS 08703331600 option 3 or RIBA 02072567222 for print credits when you need them.
- Where can I purchase the new networkable CD?
You can purchase the CD via your Account Manager or via RICS or RIBA.
- When will the next CD be posted out to me?
If you subscribe now you will get the latest CD sent out to you (CD, issue 2/2009) and then be sent another update in October 2009.
- What does the JCT Digital Service contain?
Information on the JCT Digital Service is available in the About Our Services section.
- Can I install the JCT Contracts Digital Service on my company Intranet?
You can network the JCT Digital Service, using the CD uploaded onto your server. To change to a networked version, please contact our Customer Services team at 02076009355 or sweetandmaxwell.customerservices@thomson.com.
